Preparation decides how long an epoxy floor lasts

Most coating failures start before the first coat goes down. Here’s what a properly prepared floor involves, and what a good quote should include.

Installer diamond grinding concrete before an epoxy floor coating
  1. Site and slab assessment. Your installer looks at the floor, how it will be used and any existing coating.
  2. Moisture and condition checks. Damp slabs and contamination are common causes of coatings lifting.
  3. Grinding or removal. Diamond grinding opens the concrete so the coating can bond. Old coatings come off.
  4. Crack and edge repairs. Cracks, chips and joints are filled and levelled.
  5. Base coat. The primer or base layer of the chosen system.
  6. Flake, colour or decorative finish. Broadcast flake, solid colour or a metallic effect.
  7. Topcoat and cure. A protective topcoat, then time to cure before the floor is used.
  8. Handover. When you can walk and drive on it, and how to look after it.

More questions and answers

How much does epoxy flooring cost?

It depends on the size of the floor, the condition of the slab, how much preparation and repair it needs, the coating system and finish, and access to the site. Small floors usually cost more per square metre because setup and preparation are fixed costs. Your quote is based on the floor itself, or good photos of it.

How long does installation take?

Many garage floors take two to three days, including grinding, coats and cure time between them. Larger commercial and industrial floors take longer and are often staged around the business. Your installer will confirm the timeframe for your system.

When can I walk or drive on the floor?

It depends on the product and the temperature. Light foot traffic is often possible within about a day; vehicles usually need several days. Fast-curing systems such as polyaspartic can shorten this. Ask for the cure times in writing with your quote.

Why does epoxy peel?

The usual causes are poor preparation (no grinding, or only acid etching), moisture coming up through the slab, oil or other contamination, coating over an incompatible old finish, and thin coatings lifting under hot tyres. Good preparation addresses most of these.

Is an epoxy floor slippery?

A smooth gloss finish can be slippery when wet. Anti-slip aggregate can be added to the topcoat, and flake finishes give some texture. Tell your installer where the floor is and how it is used so they can recommend the right level of slip resistance.

Can epoxy be used outdoors?

Standard epoxy yellows and breaks down in sunlight. Outdoor areas need a UV-stable system, such as a polyaspartic or polyurethane topcoat. Ask your installer which system they propose for outdoor or sun-exposed floors.

What preparation should be included?

At a minimum: an assessment of the slab, mechanical grinding or removal of old coatings, crack and joint repairs, and thorough cleaning. Ask for the preparation steps to be listed on your quote.

Can damaged or cracked concrete be coated?

Often, yes. Cracks, chips and spalling can usually be repaired before coating. Cracks that are still moving, or a slab with serious structural or moisture problems, may need other work first.

How long does an epoxy floor last?

It depends on the preparation, the thickness and type of system, and how hard the floor is used. A well-prepared floor with the right system lasts far longer than a thin coating over unprepared concrete. Ask your installer what to expect for your use.

How do I look after an epoxy floor?

Sweep or vacuum regularly, mop with a pH-neutral cleaner, and clean up oil and chemical spills promptly. Avoid harsh cleaners unless your installer says the system is rated for them.
